Building a training area?

If you were to start from scratch how would you go about building the best training area.?
Assume you have plenty of land and water.
Beside wild birds what is perfection in your dreams or if you are lucky what you have. :idea: :?:

My dream is a nice mountain property filled with ruffed grouse and has a nice stream running through it (for fly fishing of course). It would have nice pine, spruce, and aspin trees on about 1000 acres and agood 200 or so of sage brush and natural grasses, where I would hunt sage grouse and stock with quail and pheasent. I would of course have a nice cabin situated nicely up on a ridge with the rockies in the backround. I would have a 5 acre mowed feild for yard work and T work. It most likely will never come true, but im keeping my fingers crossed!
